Cracked Driveway or Patio in Stockton: Repair It or Replace It?

Almost every slab in Stockton cracks eventually; the soil and the summers see to that. The question is whether a crack is a cosmetic line, a sign the base has failed, or a trip hazard the city can cite you for. Here is how contractors read them.

Hairline cracks

Thin cracks with no height difference between the two sides are usually shrinkage from curing or normal seasonal movement. They are cosmetic. Filling them with a flexible sealant keeps water out of the base, which is what matters.

Cracks with a step

When one side is higher than the other, the slab has settled or heaved. That is a base or water problem, and it is also a trip hazard. A single settled section can often be lifted back into place with slabjacking (cement grout) or polyurethane foam injection in a few hours, at a fraction of replacement cost.

Spalling and flaking

A surface that is peeling, pitting or dusting usually means the concrete was finished with too much water or was not cured properly. Resurfacing with an overlay can fix a small area; widespread spalling on an old slab points toward replacement.

When replacement is the right answer

Multiple settled sections, heaving across most of the slab, cracks wider than a quarter inch that keep growing, or a slab that was poured thin with no base. Patching those is money spent twice. Replacement lets the contractor fix the base and drainage that caused the damage.

Fix the water first

Whatever you choose, find why the soil moved: a downspout dumping next to the slab, a leaking sprinkler line, or grading that sends water under the concrete. Repairs on top of an unfixed water problem come back.

Getting an honest opinion

A contractor who does both repair and replacement has less reason to push you toward the bigger job. Ask for the repair option in writing alongside the replacement price, and ask what each one is expected to last.
